The purpose for the addition is to allow a third stall to the attached garage. The
proposed addition would encroach 12 ’ into the required 30’ setback to the front/street property
line.
Section 10.25, Subdivision 6 (B):
Setback Required 30’
Current Building Setback ■» 30’
Building Setback Requested » 18 ’
Variance =12 ’ Encroachment
Staff Recommendation:
Staff Joes not support a variance involving a conforming structure, on a conforming lot, built
after the standards for the zoning district were established. This project does a nice job reducing
hardcoxer, however the change to a conforming house built after the current zoning code
standards does create development standard questions.
The City has had many new' building projects that meet all current setback standards. Staff is
concerned that approving a variance for this project sets a negative precedent for additions and
alterations to conforming structures on conforming lots. Especially since this lot was developed
under the current standards for the district
