Section 10.27, Subdivision 5(B): Front Yard Setback: Minimum front yard setback in the RR- <br />IA zoning district is 100 ’. Variance Requested; To permit an 11’ X 9’ mud room to be 75.4’ from <br />front property line <br />Application Summary: The applicant has requested a front yard setback variance to construct a <br />mud room on the street side of the residence. The mud room is proposed to be 11 ’ X 9’ and will be <br />constructed onto the original residence. <br />Discussion: <br />The property is located on Turnhum Road just before it becomes Chippewa Lane. The existing <br />residence was built in 1910. The residence is located 82.6’ from the front property line. In l‘^75, <br />the property was rezoned to 5-acre minimum zoning district. However, properties in the <br />neighborhood range from 1 acre to 5+ acres in area. Front setbacks in the neighborhood range <br />from 35’ to 100 ’+. The proposed 75’ setback will not be out of character with the o/erall <br />neighborhood. <br />fhe property is service* i with a well. The well is located on the east side of the residence (in front of <br />it). T he property is also serviced with a .septic system. It is located to the north of *he residence and <br />is not affected by this project. <br />In 2001, a pennit was issued to construct an addition to the existing residence. The addition met <br />all setbacks and height requirements. A new- septic system was installed as part of the addition <br />project. Because the subject property is 8+ acres, lot coverage by structures in not an issue with <br />this application. <br />The interior layout of the house would make it dlfTicult to construct a functional mud room at a <br />locution not needing a variance.
