The changes include shiAing <br />the house I’ closer to the west side property line (7.S’ setback). The second change is to add 65 <br />square feet to the lakeside of the house by adding a 4.5 foot prow, “v-shape” glass point on the <br />lakeside of the residence. The 4.5’ extension will be from the center of the front of the house and <br />angle back to each side. The following variances are required; <br />1. To permit 680 s.f. (18.1%) hardcover and structure in the 0-75* lakeshore setback where <br />660 s.f (17.6%) hardcover exists and no hardcover is allowed. [Section 10.22, Subdivisions I and <br />2, and Section 10.55, Subdivision 8] <br />2. To permit 884 s.f (51.6%) hardcover in the 75-250' setback where 932 s.f (54.4%) <br />hardcover exists and 428 s.f (25%) hardcover is allowed. [Section 10.56, Subdivision 16 (L) I <br />and 2] <br />3. To permit new construction on the lot with a defined lot area of 5,462 s.f where 21,780 <br />s.f is required and a defined lot width of 50' where 100' is required. [Section 10.25, Subdivision <br />6(B)] <br />4. To permit a side yard setback of 5' for the house where a 10* setback is required [Section <br />10.25, Subdivision 6 (B)J <br />5. To permit one off-street parking space to be located 3' from the adjacent property line <br />where off-street parking in "R" districts is required to be set back 10'. [Section 10.61, <br />Subdivision 5 (A)j <br />The Council reviewed this request on September 23, 2002 and directed Staff to draft a resolution <br />approving variances to permit a house to be constructed on the property. The attached resolution <br />was drafted based on the findings and conclusions made by the Council. <br />COUNCIL ACTION REQUESTED <br />Motion to adopt the resolution approving the variances listed above. <br />; <br />i’ <br />) - <br />n
