The attach^ resolution for adoption <br />incorporates the Planning Commission’s findings and recommendations, with the exception that the <br />use of the adjacent parcel for joint parking is allowed via easement rather than requiring a lot line <br />rearrangement. Appropriate conditions have been included regarding the future development of the <br />trail along Highway 12, the relocation of the dumpster enclosure to serve both parcels, and the <br />quality of building design and landscaping on the facade facing the 12/(X:B intersection. <br />The resolution also incorporates language regarding rezoning of the adjacent 2.5 acre parcel from <br />RR-1 B to B-6 PUD. This will require a separate public hearing because the original hearing did not <br />include the adjacent parcel. However, that parcel is also guided in the CMP for commercial office <br />use and should be rezoned to B-6 PUD to ensure its future use is compatible with the medical office <br />use. <br />Wetland Issue <br />The City Engineer has further reviewed the available airphotos and has requested that MC WD certify <br />the exemption of this site fi^om WCA rules. The request notes that although the site exhibits wetland <br />characteristics this summer, this is due to unusually high rainfall and poor site drainage due to past <br />disturbance. Staff will keep Council posted as this progresses. Wetland delineation will proceed <br />should the exemption not Iw granted. <br />i; <br />{■■
