To:Mayor Peterson and Council Members <br />Ron Moorse, City Administrator <br />• •-'-TIMG <br />From: <br />Date: <br />Subject: <br />Paul Weinberger, Zoning Administrator <br />August 22,2002 <br />'**26 2002 <br />tiiyofonoivo <br />Amended Resolution for Morrie ’s Automotive Group <br />As a result of some grading limitations on the property the Morrie ’s Group has dev ised a <br />plan to complete the site improvements in 2 phases. The grading limitations are due to <br />past soil contamination issues on the south end of the property. The property has been <br />monitored by the MPCA for more than a decade. <br />Phase 1 will include the building modifications, installation of the driveway access and <br />parking area on the north side of the building, sign construction, and <br />rcplacement/construction of new lighting fixtures. Phase 1 will also include construction <br />of a serv ice driveway access to connect the existing south parking area to the vehicle <br />service entrance door located at the southwest comer of the building. Phase 1 is <br />scheduled to be completed prior to full use of the property. <br />Phase 11 of the project will include installation of the southwest parking area as shown on <br />the approved site plan. The time period for completing Phase 11 of the project is not <br />immediately known. Removed from the plan is the service drive that was proposed to be <br />located around the west side of the building. The removal of the service drive required 3 <br />north side parking spaces to be shifted to the east end of the new lot. <br />Staff has revised the approval resolution noting the project will be done in 2 phases. <br />Staff is proceeding to finalize the resolution without fu^er review by the Council adding <br />the language regarding the phasing of the project rather than having all improvements <br />completed initially. If Council has an issue with that change to the plans and resolution <br />please let staff know and the item can be scheduled to be discussed at a future meeting. <br />A copy of the site plan and approval resolution are attached for your rev icw. This is an <br />infonnational memo and is not scheduled as a discussion item for the August 26**' <br />meeting. <br />iff
