The property owners, Bill and Susan Dunkley, did <br />call and state they fully support the proposal. They do not have issues with the location of the <br />garage. <br />Statement of Hardship: <br />The applicant has included their statement of hardship in Exhibit B. The applicant should also be <br />asked for their testimony regarding this issue. <br />Issues for Consideration: <br />1. The existing residence was built in 1969, prior to current zoning standards. <br />2. The proposed attached garage affects one neighbor. That neighbor has contacted City staff <br />and verbally stated they fully support the proposed project. <br />3. The property is connected to sewer. <br />4. If the street ended at the property line with a long drive for the last house, the proposed garage <br />would only need a 10 ’ setback. <br />5. The topography of the property by the existing garage is such that an additional stall cannot be <br />added on. <br />6. Lot coverage by structures is not an issue with this application. It is currently 9.07 % and will <br />increase to 13.6%. <br />7. Other issues raised by the Planning Commission. <br />Staff Recommendation: <br />Staff recommends approval of the front yard setbr<*k variance to construct an attached garage. <br />Walters Port Lane is a narrow street with not much room for parking. The proposed new <br />driveway is not overly large to accommodate guests.
