(2.089 acre) <br />Lbt of Exhibits: <br />A Resolution <br />B Staff Report and exhibits of 8/19/02 <br />Application Summary: The applicants have requested an average lakeshore setback variance to <br />make changes to the lakeside of their residence. These changes arc depicted in Planning <br />Commission Report Exhibit D and as follows: <br />1. Existing deck will be turned into a room. <br />2. Railing added for architectural look, not deck. <br />3. Existing deck will be removed. <br />4. Deck to be constructed on the level next to new room addition. <br />Average Lakeshore Setback: A portion of the residence and the existing second level deck are <br />currently within the average lakeshore setback zone. The existing topography, the layout of the <br />neighboring houses and existing vegetation screening all suggest that the proposed addition and <br />replacement of deck will not be within the visibility of either neighboring property and will not <br />encroach on any existing view of the lake. <br />Hardcovcr/Siructural Lot Coverage: The room addition and revised decks are over/under existing <br />hardcover and structure that was part of the original building permit approved in 1983 Therefore <br />the improvements are not changing the amount of hardcover in the setback zone or lot coverage by <br />structures on the lot. Existing 75-250 ’ hardcover is estimated by staff at 15-20%, lot coverage by <br />structures is about 4 'AVo including the additions. The house is about 190' from the nearest shoreline. <br />Section 10.22, Subdivision 1 (i. V Average Lakeshore Setback: No principal or accessory <br />structure shall be closer to the Ituceshore than the avenge distance from the shoreline of existing <br />residence buildings on adjacent lots.
