The lot was platted prior to current zoning requirements. <br />2. The residence currently exists on the property in a non-conforming location too close to the <br />side lot line, and will be removed. <br />3. The new residence will meet all required setbacks. <br />4. There is not additional land to combine with the property. <br />5.
