(.Sucre) <br />Listof Eihibits: <br />A Resolution <br />B Staff Report and Exhibits of 7/15/2002 <br />Application Summary: <br />The applicant has requested side yard setback, front street yard setback and hardcover in the 75-250' <br />setback zone variances to permit construction of an attached garage to the existing residence. The <br />garage addition consists of an IT x 23' third stall. <br />The proposed third stall addition (253 s.f.) to the garage is on the street side of the existing <br />residence. I'he garage is to be lined up with the existing garage and residence which is located <br />9.8' from the w'cst property line. <br />The existing residence and other items located in the 75-250' setback zone comprise 4,363 s.f. <br />(28.8%) hardcover. The garage addition (253 s.f.) and added portion to the driveway (109 s.f.) <br />increases the hardcover to 4,726 s.f. or 31.3%. <br />The residence was built in 1968 in its present location. The only improvement to the residence <br />was a three season porch addition in 1983, which was over a patio already considered hardcover. <br />Also, in 1988 the present owners requested and were granted vacation of Forest Boulevard. <br />1. Section 10.24, Subd. 5 (B); Side Yard Setback: To permit an attached garage to be 9.8' from the <br />side lot line where 10' is required for the LR-IB zoning district. <br />2. Section 10.24, Subd. 5(B): Front Yard Setback: To permit an attached garage to be 27.9' from <br />the front lot line where 30' is required for the LR-IB zoning district. <br />3. Section 10.22. Subd. 2 and Section 10.56, Subd. 16 (L) (2): Hardcover in 75-250’: Within 75- <br />250' of the shoreline there shall be no greater than 25% hardcover. Variance Request: To permit <br />4,726 s.f.
