§ 10.50 <br />F- Building Design and Construction. The In addition to other restrictions of <br />this Chapter, the use, construction, alteration or enlargements to any building or structure within the <br />district shall meet the following standards: <br />I. All exterior wall finishes on any building shall be: <br />(a) Face brick; or, <br />(b) Natural stone; or, <br />. Specially designed precast concrete units if the surfaceshave been integrally treated with an applied decorative material or texture; or, <br />(d) Factory fabricated and finished metal framed panel <br />construction, if the panel matenals be of any of those noted in Items (a), (b) and (c) above, glass <br />prefinished metal (other than unpainted galvanized iron) or plastic; provided that if any wall of the <br />building or structure faces a street or abuts an "R" District, then that wall shall have at least one-third <br />of Its surface of materials other than prefinished metal and the remaining walls shall have at least <br />one-finh of their surfaces of materials other than preflnished metal; or. <br />Combinations ofsuch materials Shan beV?!"”'' “ Council. <br />2. All subsequent additions and outbuildings constructed after the <br />erection of an onginal building or buildings shall be constructed of materials comparable to those <br />used in the onginal construction and shall be designed in a manner conforming with the original <br />architectural design and general appearance. ® <br />3.Nobuil<iingorstntclureofatcmporaiycharaclcr,trailer,basemenl, <br />lent or shack shall be constructed, placed or maintained upon the property except as accessoty to and <br />during the construction of permanent buildings. <br />Parking. In addition to other restrictions of this Chapter, <br />off^stree parking areas of sufficient size to provide parking for patrons, customers, suppliers, visitors <br />and erriployees shall be provided on the premises of each use. Parking areas shall be surfaced with <br />a hard, all-weather durable, dust-free surfacing material and shall be properly drained and <br />landscaped, and shall be maintained in a sightly and well-kept condition. No parking area shall <br />occupy any required setback except on lots, tracts, or parcels having two or more street frontages <br />On lots, tracts, or parcels having two or more street frontages, 50% of the required setback from one <br />of the streets designated ns a thoroughfare, collector, minor, or secondary street and not adjoining <br />a residential distnct, may be occupied for parking purposes only, provided, however, that parking <br />shall not be located within the required setback area in front of the building.
