DESCRIPTION OF AUTO SALES PROPOSED BY WJM, LLC <br />Auto sales as proposed by WJM. LLC for the site at 2605 West Wayzata <br />Boulevard in Orono is an allowed use. The proposed 32,000 square foot indoor sales <br />showroom will house for display a number of different brands of new and used <br />automobiles. Morhe Wagener intends to transfer his fleet sales and leasing operation to <br />the Wayzata Boulevard facility. This sales and leasing operation focuses on sales or <br />leasing of automobiles to fleet operators and other business users. The fleet leasing <br />and sale operation is expected to account for a large share of overall sales and leasing <br />volume at the site. Consequently, the volume of customer visits is expected to be low <br />compared to overall projected sales volume at the site. The Applicant has estimated 10 <br />customer visits per day. <br />Automobiles maintained for display on the showroom cannot effectively be <br />utilized for demonstrations or test drives. The showroom will not provide space for an <br />adequate inventory of available styles and models. Consequently, the indoor showroom <br />will function in coordination with a limited outdoor display of vehicles held for resale or <br />lease.
