The property is a 14 acre site to be subdivided into two building sites (Lots I and 2). <br />shared driveway (Outlet A), and a conservation outlet (Outlet B). Outlet B will be dedicated as <br />conservation land to the Hennepin Conservation District. Outlet B will be part of a much larger <br />conservation easement area that will be dedicated. Included in the dedication is a portion of the <br />adjacent property to the east that is under common ownership. The Conservation District would <br />maintain and manage the conservation area. A variance is required for a wetland crossing to <br />provide driveway access to the properties. Hennepin County has approved the access as shown <br />on the plat drawings. The access is the only acceptable driveway location on the property due to <br />that access meeting the sight distance requirements. <br />Hennepin County has requested a land dedication that would include a right-of-way dedication <br />for all land 60' from the centerline of C.R. 19. The purpose listed for the request is this segment <br />of eSAH 19 is designated bikeway on the city/county plan. At issue is the practicality of <br />providing a separated trail due to the wetland located adjacent to the road. The road has 33' from V <br />centerline, which is consistent with the right-of-way width along the C.R. 19 corridor. The only <br />exceptions arc a 50' from centerline width for right turn access further north. The Council shall <br />make a determination if the land dedication should be required. Based on the fact that the <br />corridor is designated as a future bikeway route it may appropriate that the Council consider the <br />right-of-way dedication for a future bikeway. <br />*L- <br />'rw <br />The proposed plat meets the requirements of zoning and subdivision ordinances, and the intent of <br />the Comprehensive Plan. <br />% <br />■(
