The purpose of the B-6 Histway <br />Cottsercial District is to provide a cosBercial district <br />specifically tailored to acconplisb \be cosnercial dcvelopsent <br />objectives of tbe Bigbway 12 Corridor Study Section of the Orono <br />CoBprebensive Plan. <br />Subd. 2. Application. All applicants for a building <br />pernit in any *B-6* Highway Business District shall be reviewed <br />by tbe Council and referred to tbe Planning Coanission for <br />review. <br />Subd. 3. Peraitted Uses. Bitbin any *B-6* Bigbway <br />Business District, no structure or land shall be used escept for <br />one of tbe following uses or uses deeacd siailar by tbe Council. <br />A. Offices (business and professional) <br />B. Banks and financial institutions. <br />C. Libraries. <br />D. Motels, and hotels. <br />C. Bestaurants (Class I). <br />Subd. 4. Belationship with Chapter 10.53 Planned Unit <br />Developaent. Other types of coaaercial uses and aiaed use <br />developaents aay be applied for through the planned unit <br />developaent process. Applications that include coasercial uses <br />within the Bighway 12 Corridor shall assuae the B-6 District as <br />the underlying zoning district. <br />Conditional Use <br />A. Mithin any 'B-C* Bighway Business District, no <br />structure or land shall be used for one of the following uses <br />eieept by conditional use perait: <br />1. Any business listed as a peraitted use in the <br />tone that includes a drive-thru condition. <br />Subd. S. Accessory Uses. Bitbin any 'B-C* Highway
