Section 10.03, Subdivision 9 (B): Accessory Building Location: No detached garages or other <br />accessory building shall be located nearer the front or street lot line than the principal building on <br />that lot. To permit a 20’ x 22’ accessory structure closer to the street lot line than the residence. <br />Application Summary: The applicants have requested a variance to permit a storage building to <br />be located between the principal structure and the street. The building is 20’ x 22’ and is currently <br />located at 220 Stubbs Bay Road and will be moved to the adjacent property at 200 Stubbs Bay Road. <br />The applicant owns three lots: PID 32-118-23-42-0003 (200 Stubbs Bay Road), PID’s 32-118-23-42- <br />0004 and 32-118-23-43-0004 (220 Stubbs Bay Road). The storage building will be located <br />approximately 90’ from the west lot line and 500 ’ from the nortli lot line of 200 Stubbs Bay Road, <br />the rear property (See Exhibit B). <br />The rear parcel is approximately 20 acres and currently has a residence and two garages located on it. <br />The accessory building meets all setback requirements for the RR-1B zoning district and the square <br />footage of the buildings meet the size restrictions of the accessory structure ordinance. <br />The applicant wishes to move the storage building in order to build a detached garage in its place. <br />The storage building will be moved but not the lean to portion. The portion to be moved has been <br />determined to be structurally sound. <br />The subject property is serv iced by an on-site septic system. The new location of the storage <br />building will not interfere with the current septic system or future sites w ithin this 20 acre property. <br />PLANNING COMMISSION: <br />The Planning Commission recommended by a 6 to 0 vote to: <br />Approve the application as presented.
