MN 55113 <br />RE: Orono Village <br />Dear Mr. Kellogg. <br />I have received a copy of your review dated 5-9-02 of our conceptual plans for Orono <br />Village and offer the following comments. <br />Sanitary Sewer - We acknowledge the apparent bottleneck In the system and trust that <br />you and the City will take the steps required to make the necessary irnprovements to <br />the system to serve this property. Based on our current schedule we will not have any <br />units occupied until late next spring, with a three-year build out. I must make the <br />assumption that our trunk sanitary sewer assessment would be our only financial <br />contribution for off site sewer improvements. <br />Watermain - The changes you request are totally acceptable and will be made on the <br />next round of plans. Based on an earlier discussion with Greg Gappa the cost <br />difference between 12 and 8" pipe should be credited against our trunk water <br />assessment. <br />Storm Sewer - All of the standards and documentation you have requested will be <br />complied with In our next submittal. We are proposing to move the pond outlet to the <br />west property line of the Golf Dome. This should help alleviate some of the parking lot <br />flooding, since under the current condition the discharge water must make two M <br />degree bends In the narrow, shallow ditch. Field observations during last week ’s <br />significant rainfall confirmed that the water is not being contained in ttie ditch along <br />Highway 12. Our pipe realignment should improve the situation. We are currently <br />working on plans for this improvement and will forward them to you. the city, watershed <br />and MNDOT for comment. We again assert our assumption that the cost of this <br />regional Stormwater pond will be credited against our trunk storm sewer assessment. <br />Streets/Trails - We have increased the width of Kelly parkway to 28 feet at the direction <br />of Greg Gappa. We have also added a third lane to allow for turning movements at <br />Willow Drive.
