MIchiel Gaffron <br />Page 7 of 7 <br />Re: Orono Viltage Narrative <br />April 17.2002 <br />Buildings shall have entrances to traits and sidewalks along the street side <br />and along the wetlands and creek side of the building; <br />Parking shall be buffered with the use of landscaping. <br />Townhomes <br />• Building setbacks; 25 feet along Kelley Parkway, 35 feet from exterior lot <br />lines; <br />• A walkout or lookout on private backyard; <br />• Combine driveways where possible to reduce the number of curb cuts; <br />• A minimum of two parking spaces shall be provided in an attached garage for <br />each unit. <br />Rowhouses <br />• Building setbacks: 25 feet along Kelley Parkway, 50 feet from Highway 12, <br />35 feet from exterior lot lines; <br />• Porches are located in the front yard; <br />• Rear balconies for each unit; <br />• Guest parking located in the front of the building; <br />• Two spaces shall be provided in a tuck-under garage for each unit. <br />Sketch Plat <br />We have included a sketch plat for City review and approval. The sketch plat is simply <br />intended to provide the City with some idea of how the property will be developed. <br />Orono Village is proposed as a mixed-use PUD with common lots, private drives, <br />private streets, private sidewalks. Town Square and Village Green that will be <br />maintained by the association. The townhomes would be platted as envelope lots <br />surrounded by a common lot, the rowhouses would be platted as condominiums and <br />the loft buildings would be platted on a single lot. The commercial buildings are also <br />proposed to be platted as condominium lots with shared parking and access. <br />Summary <br />Landform is pleased to submit this application for approval of the mixed-use Orono <br />Village development. We request City Council approval of the PUD concept stage <br />plan/site plan and sketch plan, as well as City Council approval of the land use guide <br />plan amendment and rezoning to PUD contingent upon filing the final plat. <br />We also request that the City of Orono extend the effect of the subdivision approvals <br />pursuant to Minnesota State Statutes Section 462.358, Subd. 3c. which states that no <br />amendment to a comprehensive plan or other official control shall apply to or affect the <br />use, density, lot size, lot layout or dedication or platting required or permitted by the <br />approved application. The Orono Village development is a multi-phase development <br />that will be constructed over a period of 3-5 years.
