ORONO GOLF COURSE <br />CLUBHOUSE IMPROVEMENT STRATEGY <br />Datcription <br />The clubhouse is a converted two-stoiy house that provides a small siting room, a customer service <br />courier, and a small set of restrooms. It has all relevant site factors including available utilities, access from <br />roads, and existing parking lot. The interior space is characterized by smaller, confined rooms on two <br />levels. A renovation would largely be focused on the interior of the building with minor improvements <br />necessary to exterior amenities ar>d landscaping. <br />Probably built in the 1930's, the building has both historic value and an aesthetic charm. A careful <br />renovation would capitalize on both of these factors, ultimately improving the image and amenities of the <br />overall golf facility. <br />• <br />ClubhouM Design <br />The following design factors are vital in order to realize a successful clubhouse renovation: <br />1. A professional architect experienced in the renovation challenges of older buildings should be <br />retained to fully develop a comprehensive set of plans and specifications. In addition, the <br />architect should be utilized for ongoing project supervision and/or consultation. <br />2. Building design should include a combination of interior and exterior seating for 25 to 30 golfers. <br />Additionally, slightly larger restrooms, office space, and adequate storage spaces for supplies are <br />features necessary to enhance operations. <br />3. All interior and exterior spaces will need to be designed and built consistent with the American's <br />with Disabilities Act. This includes such factors as doorway width, ranp access to doors, and <br />restroom fixtures. <br />4. In order to provide a more impressive space, the interior should be opened up to the rafters. First <br />floor walls should be eliminated where feasible in order to create a nwre open, flowing space. <br />5 . Where feasible in design, the renovation would include energy efficient components. Natural <br />light sources should be utilized with oversize windows and skylights. All existing windows and <br />doors will require modem replacements. <br />6. All existing furniture, fixtures, and decor should be replaced wKh updated pieces consistent with <br />the overall theme of the clubhouse renovation. <br />7. Since exterior functions comprise a good percentage of human usage in a clubhouse <br />environment, all exterior components should be included in the design process. Added <br />customer seating space in the form of an exterior deck should be a central component in any <br />design. The deck should be located to take advantage of golf course views and vistas. <br />S <br />e. An appropriate investment in landscaping should be included in order to maximize customer <br />impression of the facility. <br />9 . A comprehensive security system should be an integral part of the design. A bi. rgtary and hold ­ <br />up alarm system complete with cellular back-up should be installed. Adequate security lighting <br />should be planned with the alarm system. <br />8
