(33.54%) <br />While the proposed structure could be built on the lot and maintain the 25% <br />hardcover restriction, the following deleterious results would occur: <br />1. The three large maple trees would be destroyed. <br />2. An inconsistent ’’massing" effect would occur since the structure would be <br />only 30’ off Concordia Street. This is totally out of character with all <br />nearby properties in the neighborhood. <br />3. The new home would not line up with adjoining properties, properties that <br />already maintain the proper 75’ lakeshore setback. <br />4. Domino effect could be created for any future building on adjacent <br />properties. <br />We are asking for a hardcover variance to provide a small amount of additional <br />driveway to prevent all of the above problems, thus avoiding the potential of a <br />very obvious aberration in the texture of the neighborhood. <br />Alternative Siting — 'e>* <br />Alternative siting of the home (i.e.. flipping layout with garage and home adjacent <br />to north property line) is not practical. The slope and lay of the land is from <br />southeast to northwest. We face significant runoff from both the adjoining <br />property to the south and Concordia Street. Placing the structure on the north or <br />lower side of the lot would only perpetuate the drainage problems we already <br />face. Additionally, placing the structure on the north side would negatively <br />impact our neighbors to the north. The Andersons recently completed significant <br />landscape improvements along their newly installed fence to the north of our <br />property. A structure along this border would block sunlight and lead to loss of <br />the new plantings. <br />Neighborhood Support & T ree Preservation <br />This project has the full support of our neighbors (see attachments). We have <br />also enclosed a registered arbedst assessment of the condition and preservation <br />assurances for these specimen trees. We are willing to place a covenant on the <br />property protecting the trees from future voluntary removal. We will voluntarily <br />install a driveway drainage system to mitigate the hardcover/ runoff of the entire
