(33.54%) <br />hardcover where 3,575 s.f. (25%) is allowed. <br />Application Summary: Applicants are requesting a hardcover variance in the 75-250' setback zone <br />to construct a new residence on the lot. Staff notes that approval would appear to be inconsistent <br />w ith similarly situated applications for teardowns/rebuilds on conforming lots within the past three <br />\ ears. <br />Background: Applicants have resided in the existing residence for the past seven years. They have <br />considered several schemes for remodeling the existing residence and have concluded tearing down <br />the existing residence and constructing a new residence on the property is the best option. The <br />applicar.'.s have submitted and redesigned their house plans three times in order to meet the 15% lot <br />co\ crage by structures for the property, meet setback requirements, while saving tliree mature maple <br />trees in the 75-250' zone. While their current proposal recommended for approval by the Planning <br />Commission meets setback, average setback, and lot coverage standards, hardcover in the 75-250' <br />setback zone is still proposed at 33.54% where only 25% is allowed. <br />Applicants presented three different plans for Planning Commission review to show options keeping <br />the mature trees and without the trees. These plans were reviewed by the Planning Commission at <br />its March 1S"* meeting. The applicantss asked the Planning Commission to review the Preferred Plan <br />which keeps all three trees. This is the plan recommended for approval by the Planning <br />Commission.
