Variances are required to the following sections of the zoning ordinance. <br />1. Section 10.22. Subdivision 2 and Section 10.56. Subdivision 16 (L) (2). <br />75-250 Lot Area = 10.355 s.f. <br />Existing Hardcover = 5,85 1 s.f. (56.5%) <br />Proposed Hardcover = 3,888 s.f. (37.5%) <br />Allowed Hardcover = 2,589 s.f (25%) <br />2. Section 10.24. Subdivision 5 (B) <br />To pernnt an 7.4’ side setback for the residential addition. The existing house is set back 7.4' f rom <br />the property line. The required setback is 10*. <br />Staff Recommendation <br />Staff has reviewed the most revised site plan dated 3-19-02 and has approved the site plan. The screen porch <br />has been reduced in size to result in the total lot coverage by structure to be within the 15% allowed within <br />the code. <br />Planning Commission Recommendation <br />Planning Commission voted 6 to 0 to recommend approval of the application. The conditions set forth by <br />the Planning Commission have been met w ith the revised site , Ian. <br />COUNCIL ACTION REQUESTED <br />Motion to adopt the attached resolution approving variances to 75-250* hardcover and side setback.
