#02-2757 Terrance C. Johnson <br />1045 Linden Lane_________ <br />Staff had briefly discussed the option of lifting the entire house and moving the house back on the <br />property. The option of moving the entire house has major cost implications since the entire lower <br />level and foundation would be required to be replaced. <br />The house is currently located approximately 70’ from the takeshore. The deck proposed to be <br />removed is 55’ from the lakeshore. The new attached deck and porch area would be approximately <br />60’ from the lakeshore. <br />Review of Hardcover <br />The previous approval allowed hardcover in the 0-75’ zone of 7.2%, where 8.9% exists. In the 75- <br />250’ zone, hardcover will increase from 22.1% to 40.5% where 25% is allowed. In the 250-500’ <br />zone hardcover reduces from 76.1% to 23.3% where 30% is allowed. <br />The balance of hardcover moving closer to the house is due to the driveway extension and <br />construction of a garage anached to the house. Except for the driveway, all parking areas and the <br />detached garage located near the street would be removed. <br />In 1992 the Planning Commission voted 4 to 3 to recommend approval of the application. The <br />primary concerns were the length of the driveway, potential drainage problems, steep driveway, and <br />amount of hardcover in the 75-250’ zone. <br />Council adopted Resolution No. 3186 by a vote of 3 to 1 approving variances. The resolution <br />included language that allow s the City Engineer to monitor the drainage situation on the property. <br />Planning Commission Options for Action <br />I. To approve if Planning Commission finds that sufficient justification exists to recommend <br />approval of the site plan. If Planning Commission so desires, approval can be conditioned upon <br />removal of certain aspects of the site plan since the original approval was nearly 10 years ago. <br />2.
