GalTron <br />Title: Planning Director <br />Agenda Section: <br />Zoning <br />Item Description: #02-2755 Long Lake Fire Station, 340 Willow Drive North - <br />- Preliminary Plat <br />- Setback Variance <br />- Hose Tower Height CUP <br />List of Exhibits <br />A - Memo & Exhibits of 2/15/02 <br />Summary of Request <br />1.City of Orono proposes a 2-lot plat to create a fire station lot, a rear lot for future possible <br />residential use, and a road outlot for shared access to the fire station and residential lot. <br />PC Recommendation: Approval (6-0) <br />2.A combination of limiting site factors has resulted in the need for a 10* setback variance <br />to locate the fire station building 40' from the proposed road outlot rather than the 50' <br />required. <br />PC Recommendation: Approval (6-0) <br />3.The fire station building plans incorporate a hose tower (used primarily for training purposes) <br />as a bid alternate. This flat-roofed vertical extension of a 20'.\22' portion of the station is <br />proposed at a defined height of 34’8", or approximately 5' higher than the 30' allowed by <br />code. A Conditional Use Permit per Code Section 10.75, Subd. 1 is requested. <br />PC Recommendation: Denial (6-0) <br />Planning Commission Recommendation <br />Please review the memo and exhibits of February' 15. Planning Commission held a public hearing <br />and reviewed this 3-part application on February 19,2002. Gabriel Jabbour was present on behalf <br />of the City and the Fire Station Committee to answer questions. Two members of the public were <br />present, Ron Miller of270 North Willow Drive and Jim Dillman of225 North Willow Drive. Miller <br />made a brief presentation expressing concerns about the height of the hose tower and its use, about <br />the location of the building and the proposed road access, which he would prefer to be at the north <br />end of the building, and about the design of the building itself.
