The addition is proposed to be 8' from the east <br />property line encroaching 2’ into the 10' required side yard setback. The 2' variance is requested to allow the <br />proposed addition to match the e.xisting e.\terior wall on the house. Currently, the house is located 8’ from <br />the property line. <br />A second variance to Section 10.22, Subdivision 2 and Section 10.56, Subdivision 16 (L) (2) is requested <br />to permit an alteration to existing hardcover over 25% in the 75-250 ’ lakeshore setback. Property owners <br />propose to remove additional hardcover by reducing the size of the rock garden located between the street <br />and the house, to result in no net hardcover increase on the properly. <br />Planning Commission Recommendation <br />To approve variances to permit the addition to be located 8* from the side property line and to permit <br />hardcover variances in the 75-250 ’ lakeshore setback where 2,822 s.f. exists and 1,346 is allowed. A <br />recommendation of approval shall include the following special conditions; <br />I.All landscaping plastic located on the property shall be removed prior to the flnal building inspection <br />for the new addition. <br />An equal amount of existing hardcover shall be removed from the rock garden area to compensate <br />for the total net increase in hardcover for the addition. <br />Gutters shall be installed to direct roof drainage away from the structure.
