1 <br />ALIiXANDHR <br />5 November, 1997 ■tr' r.: - <br />0 the City Planners of Orono: <br />In response to your inquiry about the extent of remodeling <br />to take place at 815 Partenwood, ! will describe to you the <br />scope of the work.DESIGN GROUP <br />After being on the market for over a year, the Olsen ’s <br />purchased the property in June with t.ie intent of immediately <br />remodeling the house. The house has a sagging roof that <br />is in need of re-construction. The structure is of 2x4 wall <br />constructior. & not up to current energy codes, is in need of <br />window replacement, the porch foundation is in need of <br />replacement,as well as needing much updating to pass <br />any building inspection for current code compliance. <br />r ^ c o ■ r o <br />Much of the current foundation will remain. Foundation will only be removed <br />at areas where the house Is being expanded. The porch foundation will be <br />re-built. The lower level is walkout and has a sub-standard wall which can <br />either have 2x6 studs piggybacked \o the existing studs or we would rebuild <br />the wall. Rebuilding the wall is a much preferred method of remodeling and <br />what we hope to do. The same options of construction can be applied to the <br />mam floor walls that will remain. The main floor is currently cantilevered at <br />lakeside further than current codes allov/ for cant’s, so we will need to cut it <br />back and re-build it without cantilevers. Given that the whole main level lakeside <br />wall needs to be re-built to eliminate the cantilever, it has been suggested <br />by contractors to rebuild the floor- for several reasons- to improve constr. & <br />eliminate rebuilding of sub-standard areas, to raise the height of the lower <br />level to current ceiling heights, and allow for clear spans. This concept has <br />now been incorporated into our plans. The ceiling plate heights will be raised <br />and a totally new roof truss system installed. <br />The exact size and shape of the existing and proposed house are shown <br />overlaid on the site plan submitted for variance.
