The deck and walkway is located <br />w ithin 75* of the lakeshorc. The deck and some boards in the w alkw ay w ere old and deteriorated. <br />In 1993. the applicant applied for a variance to add onto the residence and was approved for 2.440 <br />s.f. (20%) lot coverage by structures on the property. At that time the patio was included in the lot <br />coverage calculations, and hardcover in the 0-75* saw a reduction but no improvements were <br />proposed in that zone. At that time, hardcover was propo.sed to be 1 9.7*5 o. but was not appro\ cd at <br />that amount. Existing hardcover is 734 s.f. (1 8.1 *5b) and is proposed to be 76 1 .5 s.f. (18.67%). The <br />deck and walkway have existed as is since at least 1992. as shown on the survey included in the <br />approval. <br />fhe design of the deck is an equal replacement to what existed. To meet todays code standards the <br />footings were required to be raised above grade, higher than what existed, so an additional step was <br />added, 'fhe square footage of the deck increased by approximately 30 s.f. to meet the standard. <br />1. Section 10.03. Subdivision 14(C): Structural LotCoverage: The total combined footprint areas <br />ofall structures shall not exceed 1 5% of the lot area. Variance request: To permit 2.440 s.f. (20.0%) <br />lot coverage by structures where 1,833.75 s.f. (15%) is allowed. <br />2. Section 10.22. Subd. 2 and Section 10.56, Subd. 16 (L)(2): Hardcover in 0-75’: Within 75* of <br />the lakeshore there shall be no hardcover. Variance Request: To pennit 761.5 s.f. (18.67 “/b) <br />hardcover where 0 s.f. is allowed. (Note: 177 s.f of non-conforming landscaping plastic in the 0-75' <br />zone must be removed). <br />3. Section 10.22, Subd. 1 (B): Lakeshore Setback: No principal or accessory structure shall be <br />located within 75 feet of the lakeshore. Variance Request: To permit a variance to allow structure <br />(243 s.f) within 75' of the lakeshore.
