6 <br />CITY of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. 4 S>. S A <br />A RESOLUTION GRANTING PRELIMINARY <br />PLAT APPROVAL <br />325 WILLOW DRIVE NORTH <br />FILE NO. 2450 <br />WHEREAS, Glenn M. Gronberg and Sandra L. Gronberg, (hereinafter the <br />"subdivider") on December 16,1998, filed a formal subdivision application wth the City of Orono <br />for approval of a two lot residential plat of property legally described as: <br />Lot 3, Block 1, Spruce Acres, Hennepin County, Minnesota <br />WnEREAS, after due published and nuuled notice in accordance with Minnesota <br />Statutes 462.358 et. seq. and the City of Orono's Zoning, Platting and On-Site Septic Codes, <br />the Orono Planning Commission held a public hearing on January 19, 1999, at which time all <br />persons desiring to be heard concerning this application were given the opportunity to speak <br />thereon; and <br />WHEREAS, at their regular meeting held on January 25, 1999, the Orono City <br />Council considered the subdivision application of Glenn M. ^ronberg and Sandra L. Gionbcri <br />noting the following findings of fact: <br />1.The property is located within the RR-IB Single Family Rural Residential <br />Zoning District requiring a minimum of 2 acres of contiguous dry buildable land <br />within each newly created lot. <br />2. The property contains a total of 5.07 acres, all considered dry buildable. <br />3.The proposed plat contains two residential lots each meeting or exceeding the <br />2 acre minimum lot size. Lot 1 contains 2.68 acres, and Lot 2 contains 2.02 <br />acres. <br />4. Lot 2 currently contains a residence that was constructed in 1988. <br />5. Access to all lots shall be provided by the existing Outlot A, Spruce Acres <br />cunently owned by the applicant. .37 acre Outlot A within the new subdivision <br />Page 1 of 5
