They <br />are atsi.’ r.*questing a conditional use permit for minor re-grading within their lakeshore <br />yard. The application consists of: <br />1. Lot area and lot width variances for a home on a lot where the minimum lot area is 2- <br />acres and the minimum lot width is 200 feet and the existing area and width are 0.71 <br />acre and 132 feet respectively. <br />2. Side yard setback variances to allow setbacks of 20.3 feet on the nonh and 15 feet on <br />the south where a 30’ side setback is required. <br />3. Hardcover variance to allow 34.1% hardcover within the 75’-250’ zone where 25% is <br />required. <br />4. Conditional use permit in order to re-grade the 0-75’ lakeshore yard to create a <br />natural slope where a failing 6 ’ retaining wall exists currently, and to improve <br />drainage away from the house.________________________________________ <br />Sta_ff Recommendation: Planning Department staff recommends the following: <br />1. Approval of the lot area and lot width variances in order to construct a new residence <br />on a substandard sized lot. <br />2. Denial of the side setback variances. <br />3. Denial of the hardcover variance to allow hardcover in excess of 25% within the 15'- <br />250* zone. <br />4. Approval of the conditional use permit in order to remove a failing retaining wall and <br />re-grade as proposed. <br />5. Removal of all fabric and plastic liners from planting beds. <br />Hardship: Staff finds hardship to approve the lot area and lot width variances as <br />requested. However, staff is does not find a hardship to allow hardcover in excess of <br />25% within the 75 ’-250' zone or the maintenance of a substandard setback with the new <br />home construction. <br />-----------
