Additionally, the applicants were requesting to add a staircase to their existing <br />deck thus increasing the structural hardcover by 42 s.f. The variance included: <br />1. Hardcover in the 75 ’-250’ zone of 31.9 % when 25% is allowed and hardcover in the <br />0-75 ’ zone at 1.7 % when 0% is allowed. <br />2. Accessorv structure within the 0-75 ’ setback where none are allowed. <br />The applicants have since revised their request. They are requesting the following: <br />1. Hardcover variance in order to add a 42 s.f staircase to their existing deck within the <br />75 ’-250’ zone. <br />2. Hardcover variance to allow a 10’ x 12’ shed (additional 120 s.f hardcover) within <br />the 75 ’-250’ zone. <br />The applicants are also requesting a hardcover variance to in order to retain 808 s.f of <br />driveway hardcover which was removed in order to obtain a building permit for an <br />addition constructed in 2000. Between 2000 and 2003 the driveway hardco\er was <br />reinstalled. ________ <br />Staff Recommendation: Planning Department Stall' recommends approval of a limited <br />hardcover variance with the following stipulations: <br />1. Approval of a hardcover variance in order to add a 42 s.f staircase to their <br />existing deck within the 75 ’-250’ zone. <br />2. Approval of a hardcover variance to allow’ a 10’ x 12’ shed (additional 120 s.f <br />hardcover) within the 75 ’-250’ zone. <br />3. Removal of all plastic or fabric landscape liner in planting beds. <br />4. Removal of all hardcover in the 0-75 ’ zone amounting to 1 .7 %. <br />5. Removal of the shed in the 0-75 ’ zone. <br />6. Removal of additional hardcover to achieve 27% coverage per 2000 building <br />permit conditions (remain at 4,464 s.f). <br />Hardship: Staff does not find a viable hardship to allow the hardcover to exceed 27% in <br />the 75 ’-250 ’ zone. ________ ______________________________
