(M2-285S 2659 Cum Point Road <br />October 24,2003 <br />Page 2 <br />2.Applicant to remove the following items of hardcover: <br />Concrete sidewalk at north side of house (132 s.f. +) <br />Concrete slab adjacent to accessory building (208 s. f.) <br />Fabric and plastic liner &om all landscape areas (235 s.f.) <br />3.Applicant is placed on notice that the deck and accessory building are nonconforming <br />structures and subject to the pertinent ordinances limiting the degree of stmcniral repair <br />allowable for such structures. <br />4.Applicant is advised that replacement of the stairways providing access to the lake is <br />allowed but will require building permits at the time such activity is commenced. <br />Staff Recommendation <br />Staff recommends partial approval per the Planning Commission recommendation. Applicant paid <br />the after-the-fact fee for the zoning application, and must obtain a standard-fee building permit for <br />the 4'x7 walkway to replace the deck. <br />Staff is recommending that deck and hardcover removals be required to be completed by June 15, <br />2004; a permit for the 4x7' walkway would have to be obtained no later than October 27,2004. <br />COUNCIL ACTION REQUESTED <br />Adopt or amend the attached resolution. <br />1 <br />4 <br />.1 <br />II II liia'A
