One Family Rural Residential District (2 acre minimum) <br />4.37 acres (190,364 s.f.) <br />Application Sunmary: Applicant requests the folloNsing variance to allow the <br />construction of a new home: <br />1. 68’ encroachment on the average lakeshore setback. <br />Staff Recommendation: Staff recommendations: <br />1. Approval subject to the home being placed in the location shotwt on the submitted <br />plans. A hardship exists in that there is no other suitable location for a home on the <br />property where all required setbacks could be met. <br />Pertinent Zoning Ordinance Sections <br />Section 78-1279: Placement of structures on lots. Average lakeshore setback. No <br />principal or accessory structure shall be located closer to the lakeshore than the average <br />distance from the shoreline of existing residence buildings on adjacent lots; except that <br />this does not apply to stairwa> s. lifts, landings and lockboxes.
