Does Planmng Commission have any other issues or concerns with this application? <br />Staff RecommcndatioD <br />Staff recommends as follows: <br />1. <br />2. <br />3. <br />4. <br />Approval of lot area and width variances. <br />Denial of side street setback variances, and require that the house and portico be redesigned <br />to eliminate the proposed encroachments. <br />Approval of the degree of hardcover variance necessary to accommodate a house (and its <br />essential amenities) that is conforming in terms of setbacks and lot coverage; i.e., allow only <br />the amount of hardcover necessary to functionally accommodate the house, driveway, <br />necessary sidewalks, AC pad, and perhaps a limited front deck (because the tendency is that <br />one may eventually appear anjdiow if not addressed now). An option is to address the deck <br />issue by formally directing that under the approved plan, no deck shall be allowed. <br />(Applicants have indicated they will be presenting a slightly revised plan showing sidewalk, <br />AC pad and deck for Monday ’s meeting) <br />The resolution should include language regarding the fact that this property does not abut the <br />lake and does not currently have the right to a dock, as a warning to future buyers.
