The applicant also requests that a 5' fence no less than 50% <br />opaque, be substituted for the screening berm and plantings required at the north and northeast <br />end of the east parking lot. <br />Staff Recommendation: Approval of the requested extension and approval of a CUP <br />amendment to allow for interim use of fencing in lieu of berms and vegetation, subject to the <br />berm and plantings being required at such time that the applicants’ issues with the MCWD are <br />resolved. <br />Background <br />In August 2002 the City Council adopted Resolution No. 4S45 granting Industrial Site Plan Approval <br />and a CUP per Zoning Code Section 10.50 Subd. 3(A) to permit use of the property for a w holesale <br />distribution facility, repair, parts warehouse, and fleet sales and leasing lot. <br />In June 2003 the city Council adopted Resolution No. 4993 granting a CUP per Sextion 10.50 Subd. <br />3(AX4) to permit the construction of a private motor fuel station to support the body shop, auto prep <br />and wholesaling aspects of the use, and granted amendments of the prior approval to allow <br />refmishing of the west facade of the existing building with EDFS (Exterior Insulation Finish System) <br />fi03-2948 WJM Propcrtici LLC. - Morriet Automotive Group <br />2605 Weil Wiyziti Boulevard <br />Ptfc I of 2
