Box 66 <br />Crystal Bay, MN 55323 <br />Re: Proposed Plat - ENGLUND 3"* ADDITION <br />CSAH 19, Southeast of Red Oak Lane <br />Section 7, Township 117, Range 23 <br />Hennepin Coum>’ Plat No. 2765 <br />Review and Recommendations <br />Dear Ms. Waataja: <br />Minnesota Statutes 505.02, 505.03, and 462.358, Plats and Surveys, require 30 days for county review of <br />proposed plats abutting county roads. The Plat Resiew Committee resiewed the above plat at its regular <br />meeting on August 12,2003. The following comments are presided for your consideration. <br />The developer should dedicate a 7 foot wide trail easement beyond the 33 foot half right of way along <br />CSAH 19. This action will help accommodate a future trail as identified on the County Bicycle System <br />Plan and the Orono Open Space and Trail Plan. The attached typical section shows the necessary right- <br />of-way limits. <br />The access to Lot 2, Block I, may remain. Access to proposed Lot 1 must be located near the northwest <br />plat comer to maximize the southerly sight distance. Due to its proximity to other driveways, the access <br />to Lot 1 will not meet county access spacing guidelines. To minimize direct driveways and inqirove <br />safety, the city is encouraged to examine sharing this entrance with the existing driveway immediately <br />north of the plat. <br />All proposed future construction within county right of way requires an approved Hennepin County <br />permit prior to beginning construction. This includes, but is not limited to access, drainage, and utility <br />construction, trail development, and landscaping.
