The variances include: <br />1. Average setback encroachment by decks and screen porch. <br />2. White hardcover is not increasing with this proposal, it is noted that the 75-250' zone <br />remains out of compliance with the 1995 hardcover approvals for this property. <br />Applicant proposes to remove certain areas of existing hardcover to approach the 1995 <br />approved level. <br />Staff Recommendation: Staff recommends: <br />1. Staff recommends approval of the enclosure of the screen porch per the revised plan <br />over a portion of existing 1 ° story deck. <br />2. Staff recommends approval of the extension of roof to cover the portion of the front <br />porch per the revised plan. <br />3. Applicant has now dropped the proposed garage addition, which would have <br />exceeded the 15% structural coverage limit; and has reduced the sizes of both the proposed screen <br />porch addition and the front entry addition; and has eliminated the deck bumpout at the northwest <br />comer. <br />I
