# <br />Planning Commiuion Recommendation <br />Approval subject to the new deck being of the same size as the existing deck and that it may be <br />shifted to the north a few feet to accomplish a safer exit to the staircase. This approval consists of <br />the following variance approvals: <br />I. Approval of the hardcover variance for the 0-75 ’ zone to allow 1 5 square feet of deck to <br />encroach into the 0-75 ’ zone. <br />2. Approval of a hardcover variance for the 75-250 ’ zone allow ing 38.2% hardcover when 25% <br />is normally allowed and 38.2% currently exists. <br />3.Approval of a lake setback variance to allow the south west comer of the deck to encroach 3’ <br />into the 75' setback. <br />Staff Recommendation <br />Approval per the attached Resolution. <br />COUNCIL ACTION REQUESTED <br />Adopt the attached Resolution granting hardcover variances for the 0-75 ’ and 75-250 ’ zone and a <br />lake setback variance for 1199 Elmwood Avenue.
