EXHIBIT B <br />SANDRA AND KENT LARSON <br />540 ORONO ORCHARD RD. APPLICATION 0 03-2938 <br />HARDSHIP STATEMENT <br />The purpose of the proposed enclosure is to add both laundry room and bath to the first floor. <br />This would ease several physical concerns of stair climbingfsignificant medical data if necessary) <br />In evaluating the easement restrictions we discussed several alternatives to adding an addition to <br />the West side of the house tvith two architectural firms. All involved found the following issues <br />of great concern. <br />1. Loss of two and possibly three sixty to ei^ty year old pine trees that are <br />critical to both the property and Orono. Exhibit 1 <br />2. Due to the screen porch a west side addition would give us 60 sq.ft. Less <br />space-a critical loss. Exhibit 2. <br />3.Entiy path to a front door on West side would be 80ft compared to ISft <br />(direcdy across from garage)with North enclosure. Upkeep and snow removal is a major issue. <br />4.Total costs are considerably greater due to: porch removal and then add back <br />plus tree removal. All access to house is from the driveway on the east side Exhibit 3. <br />The proposed enclosure to our current front door on the North side removes no trees and merely <br />extends the roof line 10 ft over an existing walkway. Exhibit 4. <br />We purchased the house seven years ago and as your records and photos indicate we have <br />significant improvements to this cottage. Exhibit S. This is our home and we are not in the <br />business of “ fixing up and selling*' old bouses. We feel that with the proposed enclosure we can <br />live out our lives here and Orono wilt not have another tear down but a restored cottage that adds <br />great charm and value to the community. <br />1 <br />A UmJUh J
