FROM :FPK NO. :Oct. 25 2002 04:32AH P2
Zoning AppUcation #03-2932
3220 Bohn’s Point Road
Detailed Hardship Statement
The proposed garage location is reQueated for the following reasons:
1) To miidnaae the inyact oFhardcover
2) On the M back to Bohn's Point Road there is a d foot high fence with
Bm^on it. Thus decreaaiqg the set back for the garage will be barefy
3) The only wqr to avoid decreasiqg the set back would be to place the pressed
garage fiirther back on the lot. However, there are two large trees that would have
to be removed to accommodate this.
4) The propos^ plAcement Icives ft IS scpftffttion froxn house to proposed gftfftfie.
The ininimum s^aradon by code is 10 ’, but even if wc moved it within 10* it still
would not be within the Bohn ’s Pdm Road setback.. The proposed 15 ’ separation
would improve the appearance of the property.
In lummary, aince the varia^ that we are reqeating would not negatively impact the
appearance fom Bohn t Point Road due to the existing fence, and since the proposed
placement will save 2 large trees, minimi jc the impact of hardcover, and provide an
attractive appearance to the property, we feel that it would be a hardship to deny this
requested set back variance.
A'.'.
f •'
mm
0
