I <br />Variance Application (June 2003) <br />383 Park Lane <br />Stewart & Oina Hansen <br />e)chlk>it ^ <br />DESCRIPTION OF REQUEST <br />Background <br />Upon review of the minutes of previous Planning Commission minutes, it is abundantiv clear that <br />the City of Orono is concerned about structural coverage creating a “massiveness*' on smaller <br />lakeshore lots as well as reducing the runoff towards the lake. After meeting with Mike Gaffron and <br />Lyle Oman, we have developed a plan, which reduces the overall structural coverage on die aide <br />of the home and reduces overall hardcover on bodi the lake and street sides of the home. In <br />addition, the prim^ intent of die proposed construction is to “soften” and reduce the current <br />“massiveness" feeling of the home as viewed from the street Tbe attached survey only shows the <br />addmons, not the reducdons. <br />Street (EaaQ Side <br />We propose construction of a 6* x 20* covered entry which will reduce the "massive” feelina of one <br />large wall as you view from the street The existing “temporary** entry was 6’ x 6’ and was not <br />covered. A pictwe has been attached to help the reader understand the issue. A drawing of the <br />proposed entry is also included with this application. The variance required for this is a side yard <br />setback of 5* where 10* is normally required. The house is currently at 3* and the proposed entry is 2' <br />Crom the outside wall of the house. ^ ^ <br />In adilnon, we propose to remove a 3* x 22.5* and an 10* x 5* section of the driveway and plant some <br />shrubbery underlain with mulch to help blend the house into the neighborhood. No variance <br />required for this, we are just attempting to “softer.” the view and blend h ivith the neighborhood. <br />It is also our goal to have some sort of covered entry for safety and convenience reasons but this is <br />8ccond:iiy to the aesthetics of the home. <br />Lake (West) Side <br />We propose to remove a portion of the existing deck and relocate the stairs farther to the north. <br />This will reduce the structural hardcover by 59.5 feet In addition, it will create a more “open” <br />feeling as you walk towards the lake. ^ <br />Furthermore, we propose to rebuild the existing deck and reduce the distance from the house by 18** <br />across the entire width (30.0). This will further reduce the structural hardcover by 45.0 square feet <br />Since this « a rebund, it will also require a side yard setback of 3’ where 10* is normally required.
