(0.219 acre) <br />Application Summary: Applicants request a variance to construct a 6’ x 20’ covered <br />entry located 5’ from the side lot line where a 10 ’ setback is required. The variances <br />include: <br />1. Decrease structural coverage from 2459.7 s.f (25.9 %) existing to 2439.2 s.f. <br />(25.7%). Net decrease of 20.5 s.f. <br />2. Encroachmer.; of 5’ into the required 10 ’ setback. <br />3. Hardcover in 0*75' to remain at existing 10.3% where no hardcover is allowed. <br />4. Deere?.'A h rfJeover in the 75*250' zone, will be reduced from 3641.16 sf (63.3%) <br />to 3503.16 (60.9%). <br />Stajf Recommendation: Staff recommendations: <br />a) Denial of setback variance of 5’ from side yard as it will limit light and air for <br />neighboring property, and will add to the crowding in the neighborhood. <br />b) Approval of change in structural coverage amounts (net decrease). <br />c) Staff would approve a proposed porch meeting the side yard setback and resulting <br />in a further decrease in proposed structural coverage. <br />d) Staff suggests removal of 356 s.f. of landscape beds to further reduce 75’*250’ <br />hardcover. <br />Hardship: Staff finds that there is no viable hardship. Applicants are looking for <br />aesthetic change to facade rather than added space.___________________________ <br />Pertinent Zoning Ordinance Sections <br />• Section 10.22 Subd 2: Lakeshore Hardcover: Within 75’-250' of the shoreline there shall <br />be no greater than 25% hardcover. <br />• Section 10.24 Subd 5(B): Lot minimum requirements: Minimum setback from side*yard <br />shall be 10 feet. <br />• Section 10.56 Subd 16(E)(2): Hardcover: Betw een 75’*250’ of the OHWL there shall be <br />no greater than 25% hardcover. <br />• Section 10.03 Subd 14(C): Lot Coverage: The total combined footprint areas of all <br />principal and accessory structures shall not exceed 15% of the lot area. Including all <br />structures 6’ above grade level. ,
