The proposed porch will be rebuilt <br />slightly larger than the existing porch and will have a deck attached. The existing home is <br />angled on the lot and is at its closest point 18’ from the side lot line. The proposed porch <br />w ould follow the same building line as the West side of the home. The new porch is proposed <br />to be 15’ from the side lot line at its closest point. Total increase in square footage of the deck <br />and porch will be 24.5 s.f. greater than the existing porch. The location of the neighboring <br />detached garage, the vegetation screen aiid the fence make the encroachment of the side yard <br />setback less significant in terms of its impact on the neighboring property.
