GITYof ORONO <br />G. <br />H. <br />RESOLUTION OF THE CITY COUNCIL <br />«845NO. <br />The storage area of the building comprises approximately 17,000 s.f. Storage <br />will be for internal operating uses, owner storage, and storage of facility <br />iv'iated equipment. The office is incidental to the operation of the facility. <br />Both c^orage and oHice would be allowed as 'incidental' uses of the building <br />to the opc.'^tion of the entire facility. <br />The Conditional Use Permits for the outside sales lot and outside storage <br />would require all items to be stored within a building; or shall be screened by <br />a fence or wall not less than five feet in height and not less than 50% opaque. <br />The Planning Commission finds a berm, not less that 3' in height, shall be <br />constructed north of the outside sales lots with plantings with a height of 3'. <br />The intent is to provide some visual screening to the outside sales area to not <br />give the appearance of a retail sales lot. It is the understanding of the <br />Planning Commission the outside display area is for the fleet customer test <br />drive and viewing, but not to attract the general public to the site for <br />individual purchase of vehicles. <br />The Qrono zoning ordinance does not define retail sales and wholesale <br />sales. The City has used a general definitions book titled The Illustrated <br />Book of Development Definitions , <br />Retail Trade "Establishments engaged in selling goods or merchandise <br />to the general public for personal or household consumption and rendering <br />services incidental to the sale of such goods.” <br />An important characteristic of retail establishments is that they arc usually <br />a place of business engaged in activity to attract the general public to buy. <br />Retail establishments sell to customers for their own personal or household <br />use. <br />XVliolesale Trade "Establishments or places of business primarily engaged <br />in selling merchandise to retailers; to industrial, commercial, institutional, <br />or professional business users, or to other wholesalers; or acting as agents <br />or brokers and buying merchandise for, or selling me<rhandise to, such <br />individuals or companies." <br />Page 3 of 10 <br />1 <br />■4 <br />m
