The plans include <br />coouuction of a new home and associated site grading. We have the following comments in regards to <br />oimeering matters. <br />AAer our site visit it is clear that the plans lack detail regarding the proposed grading and storm drainage, <br />rhe plana should be revised to include all contours and topography 50-feet north and south of the property. <br />Items such as wells, sewers, culverts, walls, trees, etc. should shown On the drawing, <br />ponstruction of fee swalea shown north and south of the proposed home ^ require retaining wall and <br />tec removals. It is likely feat fee storm swale designs will need to be revised. Our site visit indicated that a <br />Ktter approach to dealing wife storm wster might be to include some type of water retentkxi basin located <br />fiom fee proposed home. It may be poasible to utilize fee existing rip rapped channel located on <br />tingfaboring property for a storm water disdiarge location. If this concept is pursued an easement <br />|ivould be required from the neighboring property owner. <br />The firud grading plan should include provisions for storm water rate control. Existing and proposed <br />drainage area nuq>s and drainage calculations should be provided for review.
