•7.2 parking stalls per unit <br />There have not been any reported parking issues at the constructed sites <br />including the Fembrook Town Office Park (7.4 stalls/unit) which is fully <br />occupied. For this site, we propose to initially install 71 of the 113 <br />stalls with the balance being “proof of parking ” so as :o preserve as <br />much as possible of the natural screening/buffer with the neighbors <br />to the north of the project. We believe from our experiences with <br />similar projects, 71 stalls will provide adequate parking for this <br />project. In the unlikely event additional spaces are require « we <br />would propose to add spaces starting with the southernmost areas, <br />again maintaining the natural screeningA)uffer for the neighbors to <br />the North. <br />c. Query- Provide information as to how the two and three level office <br />layout is intended to function (will some portion of each unit end up <br />being leased?). Response- Buyers of these units to date have <br />purchased space for their use only, noting that any extra space <br />initially is us^ for records or other storage and since each unit is <br />small this discourages leasing within a purchased unit. <br />d. Query- Provide any other information about the project that will help <br />the Planning Commission understand your proposal. Response- <br />The basic concept for these town office parks is to provide <br />reasonably priced office space, with approximately 3,000 square <br />feet of useable space, in outer ring suburbs with convenient <br />locations for employees and customers. <br />e. Query- Provide a listing of similar projects you have completed that <br />City Staff and Planning Commissioners can visit. Response- The <br />most recently completed project which is very similar to the Orono <br />proposal is the nine unit Burnsville Town Office Park at 11990 <br />Portland Avenue in Burnsville (From 1-494 south on 35W to Cliff <br />Road exit, east on Cliff road to Portland Avenue, right on Portland <br />about two blocks, units are on the right). <br />f. Query- Statement as to the ownership status of the property (copy <br />of purchase agreement or?). Response- The purchase agreement <br />for property is enclosed; an extension to the dosing date is in <br />process to account for the date of final city approval. <br />Charles A.
