W3-2U9 ---- <br />May 16,2003 <br />Pages <br />Planning Conunission should address and if possible reach a final conclusion on site planning <br />issues, including but not necessarily limited to the following: <br />a)Is the scale and character of the buildings ^propriate for the site, in terms of: <br />• appropriate intensity of use and resultant impacts to surrounding properties, trafTic, etc. <br />- building setbacks, height, number of stories <br />- basement/walkout exposure and elevation views <br />- driveway layout, site access, interior circulation <br />- building design, facade materials, etc. <br />- any specific concerns regarding lighting or signage <br />b) <br />c) <br />Methods to reduce visual impact to neighbors or to public <br />Landscaping, screening needs <br />Engineering concerns per Kellogg letter <br />Parking ciqiacity, whether basis for proposal is acceptable <br />Pedestrian access, walkways <br />g) Future road connection to the northwest and Outlot D; or to Orono Shopping Center site <br />Any concerns about the revised proposal to provide a mix of owned and leased units <br />i) Any other topics of importance <br />Any recommendation for site plan iqiproval should also include vacation of utility easements as <br />required. <br />OPTIONS FOR ACTION <br />Make recommendations on issues relating to the proposed site plan, and take one of the following <br />actions: <br />1.Send forward to Council with a recommendation for concept plan approval subject to any <br />special conditions that PC feels are appropriate. <br />2.Table for revisions or additional infrmnation - specify what revisions or additional <br />information is necessary. <br />3. Recommend denial, state reasons, send on to Council. <br />4.Other.
