Applicant owns both properties, and each contains an <br />existing single family residence. Both lots are substandard in the LR-IB 1-acre zone; the lot <br />line rearrangement would make the larger lot slightly larger (nearer conformity) and the <br />smaller lot slightly smaller (reduced degree of conformity). <br />Please review the memo and exhibits of April 14 for further infomution. <br />Planning Commission Recommendation <br />Planning Commission reviewed this :q>plication on April 21,2003 and recommended ^proval by <br />a 7 to 0 vote, subject to the following; <br />1 . Applicant to grant a 1 O' drainage & utility easement (S' either side of new lot line). <br />2. Applicant to provide title opinion to confirm ownership of both lots. <br />3. Lot area and width variance granted for each resulting lot (4655 can be redeveloped subject <br />to all zoning standards without having to go through area/width variance process again). <br />STAFF RECOMMENDATION: <br />To approve the enclosed resolution. <br />COUNCIL ACTION REQUESTED: <br />To adopt or amend the enclosed resolution.
