Underground natural gas, electric, cable and telephone service to be arranged by the Developer with the utility companies involved (hereinafter called the "other utility improvements"); (d) Landscaping and site revegetation improvements per the approved Landscaping Plan attached hereto as Exhibit F (hereinafter called “landscaping improvements"). Traffic control signage subject to approval by the City Engineer and Public Services Director. Any additional improvements listed within the Site Improvements Cost Estimate attached hereto as Exhibit J. Construction Plans : Detailed plans and specifications prepared by a Registered Professional Engineer for the complete installation of the Improvements shall be submitted by the Developer and are subject to the written approval of the City Engineer and Public Services Director prior to issuance ofapplicable City permits. Said plans and specifications are hereby made a part of this contract shalibe prepared in conformance with all current City standards for such woric and in conformance with the terms of this PUD Agreement. It is agreed that all labor and work shall be done and performed in the best and most workmanlike manner and in strict conformance with the approved plans and specifications prepared by Landform Engineering Company dated March 31, 2003 and revisions as approved by the City Engineer and on file with the City. No deviations from the iqjproved plans and specifications will be permitted unless approved in writing by the City Engineer. The Developer agrees to furnish to the City a list of contractors being considered for retention by the Developer for the performance of the work required by this contract. The Developer shall select, retain and supervise the contractor(s) responsible for Improvement construction. The City reserves the right to require satisfactory proof of successful experience and adequate financial status of any such contractor. All contractors shall be fully licensed when required by law. It is further agreed that the Developer, through his Engineer, shall provide all staking, surveying, testing and resident inspection for the above described improvements in order to insure that the completed improvements conform to the approved plans and specifications. The City will provide for general inspection and shall be notified in advance of all tests to be performed. It is agreed that the estimated cost of such improvements, as determined by the City, including charges of the City for legal, planning, engineering services, including Page 8 of 20 Developer Initial.
