The actual buUdable <br />area, within the 75’-250’ zone, comprises a relatively small proportion of the total lot <br />area. <br />Since the plight of die landowner is due to the circumstances \mique to diis property and <br />were not created by the landowner we feel that strict enforcement of die ordmance would <br />cause undue hardship we request a hardcover variance to build our proposed home. <br />We are very sensitive to the enviroi»niental impact of a new house on a lakeficmt <br />property, especialty in regards to hardcover and preservation of lakefinont For that <br />reason, we are eliminating more than 2,000 square feet of existing hardcover in the 0’- <br />75* zone near die lake. (2,000 square feet is larger than die footprint of our proposed <br />house) Those existing structures shall be demolished and be replaced by vegetaUon. All <br />of our new structure shall be within die 75’-250’ £cnc of die lot. <br />The overall existing hardcover on this double lot is over 5,000 square feet. We are <br />proposing 3,598 square feet of total hardcover, for a reduction of hardcover of oyer <br />1,400 square feet (about the size of asmal* home). Our total hardcover is a significant <br />reduction over exUtinp conditions. <br />Because of our sensitivity to planning and environmental concerns, we have already met <br />several times with planning staffand reduced the size of our house fiom the ori^nal <br />plans we discussed.
