The open space outloi would provide an additional buffer zone <br />to the athletic field use. <br />M.Properties north of the site, across County Road 6, are zoned for 2 acre <br />residential development. All land south and west are owned by the <br />School District (Ice Arena and Middle School). The use of the property <br />IS consistent with other uses on the School Property. <br />N.The CiQT Comprehensive Trail System Plan has established the corridor <br />along County Road 6 as a necessary trail connection. The fUture trail <br />along C.R. 6 would provide a needed link to the east to provide a <br />connection to the regional system. A trail i$ located east of the property <br />to Willow Drive and continues south to the southern end of the Willow <br />View Development. <br />O.The additional use of the property for a baseball field is consUtent with <br />the types of uses normally found on a school campus. <br />6.The City Council finds that the conditions existing on this property are peculiar <br />to It and do not apply generally to other propert>' in this zoning district* that <br />panting the conditional use permit would be in keeping with the spirit and <br />intent of the Zoning Code and Comprehensive Plan of the City. <br />7.The City Council has considered this application including the findings and <br />recommentbiions of the Flaming Commission, reports by City staff, comments <br />by the applicants and the erfeci of the proposed variance on the health safety <br />and w’elfare of the community. ^ <br />CONCLUSIONS, ORDER AND CONDITIONS <br />Based upon one or more of the above findings, the Orono City Council hereby <br />grams vanmccs to Municipal Zoning Code Section 10.50, Subdivision 3 to permit partial use <br />of Lot 3, Block I for outside storage use, subject to the following conditions; <br />1.Property shall be developed as shown on the approved site plan attached hereto <br />Page 4 of 12 <br />!v::> <br />\* •>. <br />••.V.
