L.The property is located adjacent to the Willow View development. The <br />most impacted properties would be those in the northwest comer. At the <br />time Willow View was developed an open space and ponding outlot was <br />created. The open space outlot would provide an additional bufTer zone <br />to the athletic field use. <br />M.Properties north of the site, across County Road 6, are zoned for 2 acre <br />residential development. All land south and west are owned by the <br />School District (Ice Arena and Middle School). The use of the property <br />is consistent with other uses on the School Property. <br />N.The City Comprehensive Trail System Plan has established the corridor <br />along County Road 6 as a necessary tndl connection. The future trait <br />along C.R. 6 would provide a needed link to the east to provide a <br />connection to the regional system. A trail is located east of the property <br />to Willow Drive and continues south to the southern end of the Willow <br />View Development. <br />The additional use of the property for a baseball field is consistent with <br />the types of uses normally found on a school campus. <br />6.The City Council finds that the conditions existing on this property are peculiar <br />to it and do not apply generally to other property in this zoning district; that <br />granting the conditional use permit would be in keeping with the spirit and <br />intent of the Zoning Code and Comprehensive Plan of the City. <br />7.The City Council has considered this application including the findings and <br />recommendations of the Planning Commission, reports by City staff, comments <br />by the applicants and the effect of the proposed variance on the health, safety <br />and welfare of the community. <br />Page 4 of 12 <br />1^11 lliHr<Miiliittair? iiiifciirtrt^iirTirn lirrii
