Draft 4-25 03 <br />A RESOLUTION <br />APPROVING THE PLAT OF <br />STONEBAY <br />- FILE #02-2840 <br />WHEREAS, the City of Orono is a municipal corporation organized and existing <br />under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono (hereinafter “City Council”) has <br />adopted subdivision and land development regulations for the orderly, economic and safe <br />development of land within the City; and <br />WHEREAS, the City Council has considered the application by Dahlstrom <br />Development LLC for subdivision and development by the Planned Unit Development process of <br />property located at ‘2550 ’ West Wayzata Boulevard and legally described as follows: <br />Outlot B, Willow Properties Addition, Hennepin County, Minnesota; except <br />Parcel 201 and 201a Minnesota Department of Transportation Right of Way <br />Plat No. 27-57 <br />(hereinafter “the Property”); and <br />WHEREAS, on January 27, 2003 the City Council adopted Resolution No. 4915 <br />granting General Development Plan Approval and Preliminary Plat Approval for the proposed <br />development to be known as Planned Unit Development No. 4 (PUD No. 4), which approval <br />includes the following elements: <br />1.Subdivision platting of the Property to create public road right-of-way for Kelley <br />Parkway and expansion of Willow Drive, to create Outlets for installation of a <br />regional stomiwatcr management pond, and to create Lots, Blocks, and Outlets for <br />immediate or future phased development for residential and non-residential uses; <br />Rezoning of the portion of property north of Kelley Parkway to RPUD Residential <br />Planned Unit Development District; <br />Establishment of conditions for development within PUD No. 4; and <br />lA <br />Page 1 of 4
